What did Prospect Quay require?

Prospect Quay is a luxury gated development consisting of 5 blocks of flats situated on the bank of the river Thames in Putney. The upkeep of the premises is very important to the stakeholders and the blocks are regularly maintained and kept to a high standard. Most of the blocks consist of 16 flats spanning 4 floors each accessed through the communal corridor's via the lift or staircases which over years were now due to be refreshed.

What did MC Designers do?

M C Designers had worked on this development in the past efficiently completing the internal decoration to the swimming pool & gym and secured the tender to complete the internal re-decoration and carpet replacement to all communal areas for the first phase; 3 blocks.

In order to complete this complex project, coordination and programming were key and therefore MC Designers completed the following:

  • Works were programmed to start at the top of each block with labour working down the levels stripping out the existing carpets, painting the ceilings & walls, completing the gloss works to the railings and woodwork before installing the new carpet.
  • All areas were then prepared for decoration sanding everything down and plaster and wood were filled as required. Starting at the top of each block the ceilings were given 2 coats of Dulux vinyl emulsion before dropping down the floors and repeating the process for painting the walls. 
  • Woodwork and metalwork were all sanded, undercoated then painted either Dulux high gloss or Dulux diamond satinwood.
  • Carpet fitters followed behind once the ceiling and walls were painted completing the installation of the carpet and Gradus elite aluminium nosings to the floating stairs, leaving the landing levels which required access into the flats.
  • Responding quickly to issues highlighted by Directors: Two of the heavily trafficked hall way areas had badly squeaking floor boards and that some of the half landing areas didn’t fit flush to the staircase creating minor trip hazards. Once the carpet was removed it became apparent that the floating timber deck required reinforcing, carpenters were arranged to lift, repair and strengthen the floor. The half landing areas comprised of a concrete slab but some of these were lower than the steel staircase by as much as 7mm so a Flexicrete self levelling screed was used to build up the slabs.
  • Once all painting had been completed the carpet installation to the landing areas was started, coordinating access to two floors, 8 flats a day and a pure wool loop pile carpet was installed finished at the main entrances with coir matting.
